BZA Hearing - November 12, 2024 - 7 p.m.

PUBLIC HEARING

 

PLEASE TAKE NOTICE THAT the Board of Zoning Appeals of the Incorporated Village of Sands Point will convene to hold a public hearing on Tuesday, November 12, 2024, at 7:00 p.m. at Village Hall, 26 Tibbits Lane Sands Point, NY 11050 on the following applications: 


New Case(s):


1)     Application of Ashima Narula for a Dock Application Review pursuant to Section 70-6(A) of the Code of the Village of Sands Point, to maintain a dock on property owned by her in a Residence A District and located at 3 Half Moon Lane, also known as Section 4, Block A, Lot 63 on the Nassau County Land and Tax Map.

 

2)     Application of Ashima Narula for a variance from Section 70-11(C) of the Code of the Village of Sands Point to maintain a dock with a property line setback of 33.9 feet where 96.7 feet is required.

 

3)     Application of Russell & Nicole Greenblatt for Site Plan Review Approval pursuant to Section 132-4(A)(1) of the Code of the Village of Sands Point to construct a new single-family dwelling, tennis court, in-ground swimming pool, and pool cabana on property owned by them in a Residence A District and located at 61 South Road, Sands Point, New York 11050, also known as Section 5, Block K, Lot 44 on the Nassau County Land and Tax Map.

 

4)     Application of Russell & Nicole Greenblatt for a Fill Permit pursuant to Chapter 84 of the Code of the Village of Sands Point to remove 1,228 cubic yards of fill, and to move 4,749 cubic yards of fill around the property owned by them in a Residence A District and located at 61 South Road, Sands Point, New York 11050, also known as Section 5, Block K, Lot 44 on the Nassau County Land and Tax Map.

 

5)     Application of Russell & Nicole Greenblatt for Variances of Chapter 176 of the Code of the Village of Sands Point, specifically: (i) Section 176-18(A) to permit  accessory structures to occupy 17.2% of the rear yard where 15% is permitted (ii) Section 176-18(D) to construct a pool cabana that is 60.5 feet distant from the street line on East Road where 80 feet is required; and (iii) Section 176-19(A) to install a driveway accessed by two curb cuts where only one curb curt is permitted on property owned by them in a Residence A District and located at 61 South Road, Sands Point, New York 11050, also known as Section 5, Block K, Lot 44 on the Nassau County Land and Tax Map.

 

6)     Application of Russell & Nicole Greenblatt for  approval to construct a Sports Court pursuant to Section 176-76 of the Code of the Village of Sands Point.  Specifically, the Greenblatts seek to install a tennis court on the property owned by them in a Residence A District and located at 61 South Road, Sands Point, New York 11050, also known as Section 5, Block K, Lot 44 on the Nassau County Land and Tax Map.

 

The application(s), plan(s), and specification(s) are on file at the Office of the Village Clerk, 26 Tibbits Lane, Sands Point.  At said time and place of Hearing as aforesaid stated all persons who wish to be heard will be heard.
